WAITING FOR MORTGAGE RATES TO DROP BEFORE YOU BUY?

If you’ve put your Boerne or Fair Oaks Ranch home search on hold because you’re waiting for a big drop in mortgage rates, our partner Charley Wasson of Sunflower Real Estate says there’s something you should know first.
Current forecasts aren’t showing the dramatic decline a lot of buyers are hoping for. In fact, experts are projecting rates could remain around the low-to-mid 6% range well into 2027.
But that doesn’t necessarily mean buyers are stuck. Read Charley's blog post to find out what we mean.

Tucked away off South Main, Valeria is an upscale dining spot that’s easy to miss but worth seeking out. The menu features dishes like Maine lobster linguine, Baja flounder with Thai curry sauce, Rohan duck leg confit, and more, along with wine pairings and craft cocktails.
The lounge is also now open for lunch with Nico’s Burgers, bringing back a local favorite. If you’re looking to try somewhere a little different, this hidden gem is worth adding to the list.

A new Regus coworking and office space is coming to 1018 River Road, taking over the former Keller Williams Boerne location. The roughly 7,900-square-foot space will offer private offices, coworking areas, meeting rooms, day offices, virtual offices, and business address services.
The new option could be a convenient fit for freelancers, remote workers, entrepreneurs, and small businesses looking for a workspace in Boerne without committing to a traditional office.

When your child gets sick on a weekend and the pediatrician’s office is closed, it can be hard to know what to do next. Platinum Pediatrics, located at 645 South School Street in Boerne, gives families another option with access to pediatric guidance by phone, text, telemedicine, or in-office visits through their direct care model.
Led by Dr. Mark Rodkey, a board-certified physician in Pediatrics and Pediatric Emergency Medicine with more than 30 years of experience, Platinum Pediatrics makes it easier for families to get the guidance they need without automatically heading to the ER.

Darkside Brick Oven Pizza Co. has added a seriously impressive piece of 1980s nostalgia to its already eclectic space: a DeLorean mounted outside the restaurant. The custom build took an entire year, and visitors can walk underneath it, check it out from every angle, and grab a photo.
While you’re there, grab one of their Texas oak-fired pizzas and explore the movie props and pop culture memorabilia inside. Then head across the bridge to Darkside After Dark for a Predator-themed nightcap.

FRIDAY SPOTLIGHT ON BOERNE HISTORY
The Kendall Inn has been part of Boerne’s story since 1859, when Erastus and Sarah Reed built the two-story Reed House for just $200. It soon became a stop for stagecoach travelers, ranchers, and visitors passing through town.
As Boerne grew, the property expanded into a hotel and was eventually renamed Ye Kendall Inn. Today, it remains a historic hotel, restaurant, and gathering place on Main Plaza.
