After plenty of speculation, the first tenant for the new Boerne Center development at Herff Rd and Oak Park has officially been filed. According to a recent submission with the Texas Department of Licensing and Regulation, the initial build-out is listed for T – Luxury Nail Spa.

The filing shows construction scheduled to begin January 23, with an estimated completion date of May 1, 2026, and a projected cost of $157,000. While these filings are always subject to change, this marks the first concrete sign of what’s coming to the development.

A NEW SPEAKEASY IS OPENING SOON IN BOERNE — AND WE GOT THE FIRST LOOK

Boerne’s nightlife scene is getting a little more mysterious. A new speakeasy, Twelve to Twelve, is aiming to open the weekend of January 16 in a tucked-away, intimate space behind Pure Country BBQ and Boerne Farmhouse.

Think dim lighting, conversation-forward energy, and a break from the usual noise. It’s designed to feel hidden on purpose… small, moody, and unhurried.

MEET THE WOMAN BEHIND LONGEVITY PILATES

Amanda “Ronnie” White is the owner and instructor at Longevity Pilates, bringing a lifelong passion for movement to the Boerne community. Born and raised in Vancouver, Canada, she spent years performing as a dancer on Carnival Cruise Lines, where she also met her Texas husband, before discovering Pilates and never looking back.
