🥩 MAINZ MEAT MARKET: COMING SOON TO MAIN STREET

Historic Landmark Commission to Weigh In on Storefront Details Tonight

After months of speculation about the new meat market coming to Main Street next to Boerne’s Black Rifle Coffee Co., the Historic Landmark Commission will officially review the project at tonight’s meeting. On the agenda is a request for a Certificate of Appropriateness for exterior changes to the building at 101 S. Main St, Suite C — the future home of Mainz Meat Market, whose name was just revealed in the city’s public filings.

The proposed changes include updated storefront doors, modeled after neighboring historic properties, as shown in the application packet submitted to the commission.

Mainz is the last name of the family who owns the Boerne Black Rifle location, and this new venture will occupy the same building. While we first reported the business back in January, tonight marks the first time the name, design, and next steps will be publicly reviewed (as far as I know, anyway 😁).

STARBUCKS DRIVE-THRU ON HERFF GETS CONDITIONAL APPROVAL 🚗

Committee Greenlights 2nd Boerne Starbucks — But Not without Requirements

Boerne’s Planning and Zoning Commission approved a Special Use Permit Monday for a drive-thru at the planned Starbucks on Herff Road — but only with traffic-mitigation requirements.

The shop, near Gallant Fox, can stack up to 20 cars, according to the developer, but P&Z expressed concern about adding congestion to an already busy stretch. Their approval included four stipulations: a traffic study, directional signage to reduce stacking, landscape compliance with SOBO district standards, and improved access via nearby cul-de-sacs.

The project now heads to City Council for final consideration.

It’s worth noting that two community members spoke out about concerns over potential traffic issues during the time for public comment.

🏢 Tower at Boerne Changes Hands

Headwall Investments, a San Antonio-based real estate firm, has acquired Tower at Boerne, a neighborhood strip center off Main Street. The current businesses there include Money Market Pawn, The Farm Connection, The Glo Spray Tan Studio, and others. The fully-leased property now joins Headwall’s growing portfolio across Texas.

🐾 Honoring K-9 Chico

The Boerne Police Department is holding a public memorial service this morning at 10 am to honor K-9 Officer Chico, who was killed in the line of duty during a traffic stop.

The service will take place at 1910 Church (130 Sisterdale Rd) and is open to all community members. In lieu of flowers, donations can be made to the Boerne Police Foundation in Chico’s memory.
